does the owner pay it when I give him the original selling price?

A friend of mine is selling a warehouse property in Delaware. I need a warehouse for my garment business. However, the warehouse still has a mortgage to pay worth $50,000, do I need to pay for it? On the other hand, does the owner pay it when I give him the original selling price? What should I do?
