smaller house or larger house?

I want to buy a house with a good resale value somewhere in Florida. How can I determine if my house will increase in value within the next three years? I prefer to buy a smaller house in a great location somewhere in Miami. Do you think it is a wise decision to buy a smaller house or a larger house?
