What exactly are mortgage backed securities and what companies offer them?

I have a property here in Chicago. It is four-story commercial building. I have four tenants including a beauty salon at the first floor. I am planning to apply for a loan. I will use the money for a new business. I do not have enough information about mortgages. Can anyone help me out? What exactly are mortgage backed securities? What companies offer them?
