I am qualify for a loan?

I am planning to buy a house in Georgetown, Delaware. It's a bungalow type of house with two bedrooms and 2 bathrooms. It has enough space for a parking area and a small backyard. Do I still qualify for a loan with a great rate? If I already own rental property out of state and I am purchasing my first residential house?
