Do I have any rights at all as a tenant?

I am over 65 and living alone in this apartment on the Upper East Side ever since I moved here. I only have two sisters but both of them are living in Sacramento. I am subleasing an unregulated apartment. My rent is under $2000 a month and my income far below $175,000. I am over 65 years old. My landlord is the owner of the apartment. Do I have any rights at all as a tenant?
