Default what paying “cash” at a closing means?

I am a buyer of a three story building in New Jersey. I will buy it for my business purposes. I have always wondered what paying “cash” at a closing means? Does it mean a cashier’s check, a personal check, or a bag of money? What are the benefits and risks to the buyer and seller?
